Code Requirements for Existing Buildings

Any repair, alteration, addition or change of use in an existing building must comply with the requirements of Chapter 34 of the Massachusetts State Building Code. We demonstrate how to navigate this chapter, using specific examples. Massachusetts has completely unique requirements for existing buildings, so we discuss the Hazard Index Table, compliance alternatives, energy conservation, historic buildings, and seismic and other structural requirements.

Energy Conservation Requirements

We introduce the concepts of Chapter 11 and describe compliance methodologies for the various components including building envelope, building systems trade-off, HVAC and electrical systems.

Fire Protection

The unique fire protection systems requirements for Massachusetts contained in 780 CMR 9 are among the most restrictive in the country. We present the differing requirements for suppression, notification, detection, standpipes, and smoke control for each of the 'use groups'. We also describe the unique submission requirements of the Massachusetts State code, such as the fire protection narrative.

The International Building Code

Addressing the application of the International Building Code (IBC) as a multi-step process, this all-day seminar focuses on applying the IBC in relation to occupancy and types of construction through means of egress. After identifying the proper occupancy classifications, we demonstrate how to determine the acceptable type of construction based upon the occupancy classification, height in feet, number of stories, sprinklers, and location on the site. After lunch, the use and differentiation of fire walls, fire barriers and fire partitions and other fire-resistant-rated construction are covered. We conclude with a review of the means of egress provisions of the IBC. (Lunch is included.)
