Passive House is one of the latest sustainable design buzzwords in the industry today, particularly in Multifamily Design. With the ever-increasing focus and importance of reducing greenhouse gases (GHG) to curb climate change and reduce global warming, Passive House is one of the most effective strategies for reducing these emissions and achieving net zero and/or net positive buildings. In order to meet the goals set for carbon neutrality and the reduction of GHG emissions set by the city, state, and federal governments, the design and construction of multifamily housing change. Yet, the question is, by how much?

The Anne M. Lynch Homes at Old Colony Phase 3C is the latest building in the third phase of the redevelopment of one of the oldest federal public housing properties in the country. Over the years, each phase of the redevelopment strives to push the envelope of sustainable design. Phase 3C, a four story 51,000 square foot, 55 unit building for low-income seniors continues that tradition as the project is designed to meet Passive House standards and achieve PHIUS certification.

This presentation will explore the impacts and challenges of Passive House on the design and construction of The Anne M. Lynch Homes at Old Colony Phase 3C as well as the unique aspects of Passive House multifamily design.

An innovative project manager with The Architectural Team, Inc. Nate Thomas designs and manages a variety of projects with an integral understanding and involvement in all phases of a project from early programming through design and construction. His strong organization skills are essential to balancing multiple projects at different stages in the development process, from feasibility studies and concept design to construction documentation and administration. Nate has a strong passion for sustainable design and is a Certified Passive House Consultant. His focus is to reduce each building’s energy demand through passive design, smart technical systems, and high-quality construction strategies.
