Arrowstreet and Related Beal will host a presentation and tour of Congress Square, which consists of 40 Water, 68 Devonshire, and 15/19 Congress. The project includes office-to-residential and office-to-hotel conversions and looked at ways to preserve and reinvest in existing buildings that are part of the historical context of Boston, while making sure they are financially viable and provide the types of spaces required by modern tenants.

As the anchor to the Congress Square master plan, 40 Water Street transformed an existing Class B office building into an amenity-laden and visually stunning focal point. Prominent features include a jewel box addition atop, offering 7 additional floors of offices, amenity spaces, and exterior roof decks.

68 Devonshire, Hyatt Centric, a boutique hotel transformed from a 1914 Class B office building, features a 26,200 SF addition of guest rooms, amenities, and a restaurant activating Quaker Lane. The building’s façade panels were prefabricated in Long Island and erected on site in 13 days.

Completing the masterplan, 15-19 Congress transformed a Class B office building into a unique, vibrant residential building. Through a creative architectural and structural approach, a 5-story, 8,000 SF addition was designed to sit atop 15 Congress, adding much-needed housing to the Downtown area without compromising the architectural facades or character of the existing building.
